How to Open a New Utility Account

Welcome! If you're a property owner or a tenant looking to open a new utility account, please follow the steps below. All applications must be completed in person during business hours.

Step 1: Confirm Your Service Area 

Make sure your property is located within the City of North Miami's utility service area. 

You can check this information by visiting the Miami-Dade County Property Appraiser’s website.

  1. Enter your property address.
  2. Scroll down to the “Government Agencies and Community Services” section. 
  3. Look for Water and Sewer Service Areas to confirm if your property is served by the City of North Miami. 

Step 2: Who Can Open the Account? 

  • Owners
  • Tenants 

Step 3: Required Documents

Property Owners Must Provide:

  • Valid government-issued photo ID
  • Proof of Ownership (e.g., deed, property tax record, and ALTA/HUD-1 or Closing Disclosure signed by both buyer and seller) 
  • Completed Application for Utility Services
  • Refundable Security Deposit 

If the property is owned by a business (LLC or corporation), you must be listed on Sunbiz.org, and your ID must match a listed officer or agent.

Any unpaid balances at the property must be paid in full or verified as collected at closing before a new account can be opened.

The security deposit is refunded only if it exceeds the amount owed on the final closing bill. It is the customer’s responsibility (tenant or owner) to notify the City of North Miami when the service is no longer required and should be terminated. 

Tenants Must Provide:

  • Valid government-issued photo ID
  • A Lease Agreement or Notarized Affidavit of Tenancy
  • Notarized Owner's Authorization Letter
    Note: Notarization is not required if the authorization letter is accompanied by the owner’s valid photo ID.
  • A valid Certificate of Use (required for multi-family or commercial properties within city limits) 
  • Completed Application for Utility Services
  • Refundable Security Deposit (standard or higher if requested by the property owner)

Property owners may request a higher deposit by submitting an Owner’s Request for Deposit Increase to our office. 

The security deposit is refunded only if it exceeds the amount owed on the final closing bill. It is the customer’s responsibility (tenant or owner) to notify the City of North Miami when the service is no longer required and should be terminated.

Moving to a New Address?

Tenants transferring to a new location must pay off their current account in full before a new account can be opened under their name.
