The City of North Miami’s updated Land Development Regulations and Zoning Map Creates New Development Guidelines 

North Miami, FL – August 31, 2017- The City of North Miami is now governed by an updated set of rules and regulations for zoning. After months of review and feedback from residents, business and property owners, civic leaders and developers, the City of North Miami has adopted the 2017 Land Development Regulations (LDR) and Zoning Map. The chief purpose of the LDR and Zoning Map is to implement the City’s Adopted Comprehensive Plan. As a growth management tool, the LDR aim to promote public health, safety, aesthetics, livability and economic development in the City of North Miami.
The City held four neighborhood workshops during January 2017 and July 2017, to gather input from the community before establishing the new development guidelines. On July 11, 2017, the North Miami City Council unanimously adopted and finalized the LDR and Zoning Map. 
Some of the updates to the LDR and Zoning Map are designed to establish future development guidelines; eliminate inconsistent standards and excessive regulatory barriers that may hinder economic development; revise and establish new permitting processes; generalize the list of permitted and conditional uses; and enhance neighborhood preservation in light of the high-intensity and mixed-use development. 
Major updates to the LDR include:
New Overlay Districts: Planned Corridor Development (PCD), Planned Community Urban Design (PCUD)
Planned Development (PD) is now divided into three categories; low, medium, and high (varying in height up to 110 ft. and density up to 125 dwelling units per acre) 
New District: Bayshore Zone (BZ) allows higher density and height
The minimum square footage (sq. ft.) for multi-family residential units is 550 sq. ft. at 20% of the residential component (Conditional Use Permit approval by City Council and permitted only within the PCD and PD districts)
New permitting process for bioswales
Murals are now allowed in the Arts & Design Overlay District (AOD)
Development bonuses and incentives for green and transit friendly developments
