The site is included in the Miami-Dade County State-Designated Enterprise Zone and is therefore eligible for certain state and local financial incentives. The enterprise designation is effective until December 31, 2015.
The site is located within the boundaries of the City of North Miami’s Regional Activity Center and the North Miami Community Redevelopment Area (CRA).
The site is zoned Planned Development District (PD) and has an underlying land use of Mixed Use, allowing any of the following uses: active and passive parks and open space, community facilities, hotels, and any combination of two or more uses, including nightclubs, offices, public uses, indoor recreation, restaurants, retail sales and services.
