The City of North Miami is a business and developer-friendly community, so much so that many of the functions related to relocation, start-up and expansion of a business conveniently begin and end at the Department of Community Planning & Development (“CP&D”) located at 12380 NE 8th Avenue, North Miami, FL. 33161.
After selecting the site for your business, you will need to apply for a certificate of use (“CU”) from the CP&D Zoning Clerk and business license (“Business Tax Receipt”) for your particular business from the City Clerk’s Office. Your City business license will be specific to any given property location, so if you have two satellite offices for your business, both will require separate business licenses. Once a business license is issued for your business location, you will be given a “business tax receipt” which proves that you have paid for your business license. Each business tax receipt is tied to a business license number.

|Development - New Construction & Building Improvements
All pre-development issues are handled by the City’s Department of Community Planning & Development, which houses the City’s Planning and Zoning Divisions. Contact our Zoning Administrator to discuss the development potential of a proposed site at Nlebrun@northmiamifl.gov.
|Planning and Zoning Permits
The development process starts with the Community Planning and Development Department which will determine whether your property has the proper zoning for your proposed business. The Zoning Administrator will also guide you through any administrative waivers or variances you need to obtain to effectively occupy and operate your proposed business at your chosen business location. CP & D staff provides recommendations to the Design Review Committee who in turn will review and make their recommendations for denial or approval of any site plan proposal.
To facilitate the development process, the City’s Building Department has a convenient on-line building permitting system to permit and process building plans.
The City’s Public Works Department handles all matters relating to sewer/water requirements for new commercial development projects, including water/sewer connections, water/sewer permits and construction specifications for sanitary sewer, stormwater management and/or water lines. Also contact the City Engineer for information on water/sewer impact fees.

All film related events require City approval film permits which cost $100.00. The film permit application is available through the City of North Miami’s Department of Community Planning & Development, Economic Development Division.
